Every project includes the amounts invoiced to us by suppliers and crews, plus a flat facilitation fee for the work we do behind the scenes, including permit coordination, funding and payment coordination, documentation, and a 5-year workmanship warranty. Permit and inspection charges remain separate actual-cost lines. Optional services are quoted separately and can be declined.

At-Cost does not add a markup to the supplier or crew invoice amounts shown on your project. Project-specific returns and credits reduce those pass-through costs. Aggregate rebates and incentives that cannot be attributed to one project may be retained by At-Cost.

Change order reserve

Refundable hold

Every project carries a minimum $1,000 refundable project reserve. Larger or more complex scopes may require more. Your amount is confirmed before you sign; any unused balance is reconciled at closeout for an approved return instruction.

Availability, scope, and price must be confirmed as separate lines on your project quote. Declining an option removes it from the total. Financing is not currently offered through this website.
